Review by Zack Preble
When shopping for a real estate investment guru, it helps to look for someone who has actual experience as a real estate investor! After taking a look at Oscar’s course he sent for evaluation, one thing was evident, the information came from someone who has ‘been there’. The video includes actual snapshots of court documents highlighting not only the important parts but also the less evident nuances and issues that an investor may encounter. My immediate objection to the course however, was the monotone narration of the video and the oversimplification of the workbook. This is not a course you can read in the waiting room at the doctor’s office. One of the nice things about the course pack was the “paper trail” documents supplied. Probably one of the most creative ways of teaching the ins and outs of investing in real estate that I have seen. Included as well are all the forms and agreements that you might need and a cash flow analyzer spreadsheet. Overall the course is worth the price.
What you get:
- CD1: Trustee Sale Purchasing Video Course (Buying at the Foreclosure Auction Sale) about 90 minutes
- CD2: Short Sales Documents & Instructions Data CD
- CD3: Income Property Cash Flow Analyzer (Objectively analyze income property cash flow)
- Workbook: Idaho, Oregon, and Washington course book
Pros: Nuances of investing explained
Real-life examples of documents
Complete forms, agreements and ‘Paper Trail’
Great value
Cons: Dry and impersonal
Oversimplified workbook.
