yes they are excellent, we have bought and sold more than i can tell you. They are one of the best places for a new real estate investor to begin. I believe with preforeclosures the key is the approach to the sellers. One of calm cool demeanor.

Many investors or at least here in Las Vegas, NV investors seek these out regularly. The problem is few are know what to do once they get one, so it makes it easy for someone who is educated on the subject to get the deal. 

It also helps to have a unique strategy, be it mailing or door knocking. I had lunch with an investor this week who said that he researches for absentee or missing sellers, as we do, he went on to say that when he finally located they guy...the man was in another city and had a pizza delivered to absentee seller, with a note on the box that said &quot;call me.&quot; So the pizza driver let him use his cell and he was able to talk to the seller, you talk about funny, and creative! 
Oh, and yeah he got the deal!</description>
