The preforeclosure process starts when the bank first notifies a homeowner that his or her loan payments are late. This warning also states what will happen if the mortgage payments, penalties and interest are not brought current — the end result of which is foreclosure.

yes they are excellent, we have bought and sold more than i can tell you. They are one of the best places for a new real estate investor to begin. I believe with preforeclosures the key is the approach to the sellers. One of calm cool demeanor.

It also helps to have a unique strategy, be it mailing or door knocking. I had lunch with an investor this week who said that he researches for absentee or missing sellers, as we do, he went on to say that when he finally located they guy…the man was in another city and had a pizza delivered to absentee seller, with a note on the box that said “call me.” So the pizza driver let him use his cell and he was able to talk to the seller, you talk about funny, and creative!
