Darius Barazandeh

Biography

Darius M. Barazandeh is a licensed attorney in the state of Texas. He also earned a Masters Degree in Business Finance and brings experience from numerous fields including real estate construction, corporate finance, and business consulting.

He currently serves as President of DMB Real Estate Enterprises, Inc. He is an author and lecturer. He frequently appears on numerous real estate and entrepreneurship periodicals and websites. He is the editor and founder of The Informed Investor Newsletter.

As an attorney and investor he has experience with tax foreclosure sales, "sandwich" lease-option transactions, note creation through mobile home "flipping" (quick buying and selling) and residential single family construction projects. Frustrated by the lack of realistic information regarding tax foreclosure sales and other investments, he is "unlocking the secrets" to many of these creative investment methods with his unique writing style and attention to detail.

Mr. Barazandeh has shared his business expertise as a business consultant to numerous companies and governmental clients. Mr. Barazandeh, Just came across your name on Sean Flannigan's web page and wanted to ask a question. In Maryland the laws have changed in foreclosure dealings, If someone could create a package on how to do these without a realtor and with the people living in their homes I think it would help a lot of people out of problems. It would allow the Maryland investors to invest. Since the laws changed in April alot of the attorneys and title co will not touch preforclosures. If you consult you cannot buy, the realtors become the consultants so you cannot have contact with the owners. any info would be appreciated. Thanks so much Trish

Darius really is exactly what he portrays....an attorney and author who has done an outstanding job at providing information using his background in law. And yes, he actually provides his REAL phone number. I've spoken to him a few times while he was driving when I had a few questions about tax sales. Personally, I don't think he knew what he was getting into with the phone number, but he's definitely for real.

I have purchased 6 parcels total using Darius' Texas Houses for Pennies. The first one I bought for $1200. (I think close to that anyway) plus I had it surveyed. When the 6 months was up, I advertised it for $11,500 and could have sold it 3 times. Now I have 5 more I'm holding. One is a lot in a nice subdivision but has a utility line running through it. A builder wants it and is getting a price on how much it will be to move the line. This one I bought for $600.00 + survey. I should be able to make at least $10,000 on this one. The others are as follows: * 1 acre lot in city limits bought for $850 should be able to sell for $8,000 to$9,000 (not sure about the value of this one yet) * 3/4 acre lot in city limits bought for around $650 should be worth at least $7,000. * one is a residential lot paid $330 its not worth much but is across the street from a middle school, a builder has approached me about it but right now not sure of its worth maybe $3,000. * the last one is a lot in the same area...one is an old frame church , the other is a little white house or building with a lot of stuff stored in it. Bought for $220 not sure at all of the worth.
