I ordered the Winning 3 step course from the book I received in the mail. I read testimonies from other people, most of them paid to have a coach or used newsletters. I'm in debt and can't afford to pay to get my own step by step coach or purchase newsletters. I barely came up with the money to pay the course. I would like to know if anyone at all succeeded in closing deals/made money on their own by just investing on the course ONLY, using the scripts Russ provides , calling the free leads by Russ, and of course using the CF counseling? Anyone? I have no money to invest additionally on this business. That's how in debt I am.

FYI, What they don't tell you is that most of these real estate notes are held by relatives,i.e., parents holding them for their children, etc. In most cases they would rather have their eyes gouged out by hot pokers than subject their loved ones to the remote possibility that some investor may make them homeless if they get into trouble and cannot pay the note.

Is there anyone out there who has made a significant amount of deals using just the course as ordered? Sure, I could send in $500 to $5000 dollars for a "guaranteed" sucessful business start, but why do that when the course says "you need no money of your own"? Also, if there is anyone in the cash flow notes business in Las Vegas, Nevada, please let me know what you had to get by way of licensing for the city as well as the state. I wonder how many people in this business don't have the proper legal coverage? Something to ponder.

Why all the complaints? We all bought the course with the hope of success and no matter if you have a coach or not (of course, someone in your corner telling you you can do it and explaining things personally helps) you can do it! It's a decision. And anything new takes time. I am very happy w/ my kit and no I don't understand everything but I know in time I will and through lots of practice and mistakes the profits will come. I look forward to making mistakes and falling forward! So quit complaining and make the decision to move forward. Complaining keeps you right where you were when you started. Get that hope back. You can do it!

I'm watching your infomerchial right now and your saying it's just $39.95 with 1 year of help from your professionals and listings in my own area-no $ of my own needed. Sounds great to someone in a financial dilema after working all my life but according to the reviews on this sight you DO need some startup/investment funds. I'm motivated but I'm broke! I've been with the program for about a year. I've not made one dime yet. They keep sending me emails offering more opportunity if I send more money. After 3 plus years , over 2000 postcard sent, free ads placed on the internet and $3000.00 spent on the protege progam, I can say with great confidence that this program is bogus. I've not made a dime on a note. Unfortunately ladies and gentlemen, the method and concept and realism of this program is very true. As real estate investor I know of individuals who have only to place their properties on a seller finance contract in order to get that immediate sell. It also happens quite often and especially now more than ever (2009). In our society we were not taught to be business owners or how to start a business or the requirements of what it takes to have one....It starts with your ATTiTude and your Point of View.. the reason it seems so hard is because it is. I'm pissed that Russ Dalbey has misled me. I want my $ 6282 back. I do not care about any special terms on money back guarantees. You ripped me off. He says it's as easy as 1, 2, 3, that isn't even close to what it takes to make money on his program. I even had a weekly mentor training (for $ 6282) and did everything they said to do. I worked my *$& off. That didn't do crap for me. He says he will give you your money back when you get so many buy/sells. It's no wonder. It is almost impossible to get one and he knows it. That's probably why he gives that guarantee. Well Mr. Dalbey, how about satisfying me as your customer since I am not at all satisfied and refunding my money????????????

The Dalbey course is really good educational material. As an entrepreneur/investor I keep buying free and/or cheap ($40...$200) seminars and programs. How do you guys expect to get the information necessary to succeed if you do not want to read about other people, who have done things and been successful? You can't copy what they tell you to do. You have to find your own niche in the marketplace...You have to try things, take the risk and have fun doing it...DO NOT TAKE YOURSELF TOO SERIOUSLY...Dalbey is out there trying to make money...he does have some experience doing it. Listen to him, pay attention and use his ideas to build up your own way to do things. Study the course! It's a great reference material...IF YOU KNOW WHAT YOU ARE LOOKING FOR. This is what you need to find out first. If you have not been involved with real estate or other contract deals before you need to get familiar with this area of business first. Do your homework and you will find that Dalbey materials are like P.H.D. You can return to them and find more great ideas that you can implement in other fields. And also, you get what you pay for. If you don't want to pay anything that's what you get...nothing! As of Dalbey materials I highly recommend...it's a good start in this field. But only if you are serious and do your homework. I have even benefitted from the follow-up emails of his office. Some good ideas! I am an entrepreneur though...this involves positive attitude and willingness to take risks...you guys who feel like being ripped off might have to change some attitude...or, maybe not. Anyway, there are minimum wage jobs always available...these won't require homework or risktaking...Good luck and God bless!

Just wait a week and you will get a phone call about relieving you of any more money that you may be hiding. $2500, for a personized website, so you just sit back and let the "notes" come to you. Ya ...right. After checking the internet...I see alot of websites that look just like mine. I cought on and put a stop payment on my credit card. I got the book and thought that it was all that I needed to get the business going.I didn't know that I would need to spend more money! I am very dissatisfied with your program. The CD that was sent along with the book didn't work. Never could get anyone to speak to about the businesss and advancing in the business. The numbers were not correct as far as calling back for clarification. So no I do not want anything more from you or your company. I just want my refund.

Dalbey has targeted my 80 year old mother-in-law. She has the beginnings of Alzheimers, and somehow they got her to charge $10,000 on her charge card! They started out saying they needed $30,000, and when she said no, they went to $20,000. When they got to $10,000 she thought she was getting some kind of a deal. It doesn't take more than 2 minutes on the phone to realize this lady cannot run a business or anything else for that matter. They found a weak memeber of society and decided to exploit her for all they could. they do not answer their phones, and we are working with the charge card company to get her a refund. Shame on them!!! If this were a legit company, they would not have to prey on the elderly.

I was just watching the infomercial and was considering purchasing his program but before I made up my mind I thought I'd search on the net to see what kind of comments people were posting on this guy and his program. I've read about 200 different comments that were posted in alot of places and I have to say that this guy has been ripping people off all across america. I honestly can't believe he is still allowed to sell this junk. I have not yet seen one person come forward and say that this program is doing them a great service. Personally I think it's sinful to lead people into false hopes of making millions. The only person who seems to be getting rich is Russ himself. I hope he sleeps well at night knowing one day he will have to answer for his treachery. I don't think his blood money will be able to buy out of it.

I agree: the educational material is good if you want to study accounting liabilities. I was floored when some guy called me and wanted me to "invest" but was not willing to take the first few note deals as payment for the mentoring. They wanted an additional $2,000 (for materials I had materials and "mentoring" by who or what I don't know). I explained that I was not willing to put up any additional monies but would be happy to pay them (if they shouldered the tax liability) with the proceeds from the first few "guaranteed note deals for $3500": that seems to be a no-brainer, if you are going to guarantee your mentors will bring in an average of three $3500 notes a month then why not be willing to take the note proceeds in lieu of cash up front? They did not like that-not one bit. I advise to send it back and send a message. I am an accountant and was very curious as to exactly what they were selling and now I know: it is a money making opportunity but only for a select few and their last name is Dalbey (I did laugh when the "mentor" was complaining about financial distress and became befuddled when I asked him why not quit your job and sell bank notes).
